Marshfield Planning Board Continues Zoning Hearing to April 6 Before Town Meeting Vote
MARSHFIELD — March 16, 2026 — Marshfield Planning Board defers vote on four zoning articles to April 6, ahead of the April 27 Annual Town Meeting. The board opened a public hearing Monday on the warrant package, which includes two corrections to the town's accessory dwelling unit bylaw — changes required because the Massachusetts Attorney General gave only partial approval to ADU amendments adopted at last spring's town meeting, citing conflicts with state regulations issued after the vote. A third article fixes a residential unit calculation error in the Proprietors Marketplace mixed-use overlay, and a fourth adds a footnote to the B2 district dimensional table allowing conforming redevelopment of nonconforming lots without a Zoning Board of Appeals special permit. Town planner Karen explained that removing a requirement for parking within a half mile of transit stops — including Greenbush line flag stops — was among the state-mandated ADU fixes. The board also unanimously approved the draft decision for the Tanner Hill subdivision at 431 Moraine Street and endorsed an approval-not-required lot split at 125 Commerce Way, dividing a just-under-four-acre industrial park parcel behind Roach Brothers into two conforming lots.
