Zoning Board Approves Five Rebuild Projects

Zoning Board · Meeting of September 15, 2026

Marshfield Zoning Board approves five rebuild and expansion projects in one meeting. Chair Brian Murphy led unanimous 5-0 votes granting site plan approval for a combined yoga-studio redevelopment at 1952 and 1948 Ocean Street, plus special permits to demolish and rebuild a veterinary hospital at 1537 Ocean Street and single-family homes at 55 Gilbert Street and 78 Putnam Street. Attorney Jeff DeLisi said the veterinary hospital redesign was "proposing to increase the number of spaces from 12 to 18," nearly three times the six spaces required.

The board continued a special permit for 46 Foster Avenue to September 22 after finding a proposed covered porch would sit inside the required 15-foot setback. Members also debated, without voting, a citizen petition to repeal the Brant Rock Overlay District, which allows up to three residential units per 10,000 square feet in mixed-use buildings there.
