Marshfield Zoning Board approves Modest Roots Brewing site plan with parking conditions

MARSHFIELD — June 9, 2026 — Marshfield Zoning Board clears Brant Rock brewery for 90 seats, ties approval to leased parking. The board voted to grant site plan approval to Modest Roots Brewing Company at 25 Dyke Road on June 9, with conditions requiring that all 25 required parking spaces remain exclusively available to the business — nine on site and 16 leased from the adjacent 33 Dyke Road parcel, both owned by Sarah Crowley of 437 Ocean Street. Town Counsel Bob Galvin advised that those spaces must be unavailable to 33 Dyke Road so long as Modest Roots operates, and that any redevelopment of 33 Dyke Road will require a new parking solution before the board. Member Steve Blanchard abstained, citing concerns about a 90-seat bar room in "the most congested area where all the traffic meets in Brant Rock," while other members argued the site has operated as high-volume retail for decades without parking complaints. Separately, four newly noticed public hearings were postponed to June 30 after a clerical error left notices unpublished for the legally required two consecutive weeks with at least 14 days' lead time.
