Marshfield Zoning Board Approves Three Permits, Sends Brant Rock Project Back for Revisions
MARSHFIELD — May 12, 2026 — Marshfield Zoning Board unanimously approved three special permits and continued two commercial applications at its May 12 hybrid meeting. The board approved a flood-compliant raise-and-rebuild at 203 Standish Street for the Dinault family, a second-story addition at 110 Mayflower Lane for the Flahive family, and a dock and pier permit cleanup at 122 Marginal Street for Kenneth and Lisa McKim, all represented by attorney Rick Savard of Stenbeck and Taylor. A site plan for a new 16,000-square-foot industrial building at 125 Commerce Way for L1 Commerce Way Realty LLC was continued to June 9 for stormwater peer review. The evening's main event was the Drusopoulos family's proposed three-story mixed-use redevelopment of the Brant Rock Pavilion area at 239 to 287 Ocean Street — 36 residential units, two restaurants, and 185 parking spaces — which the board continued to June 23 after board member Steve Lynch declared he would "not vote for any variances" as presented and board member Mac Brothers pressed attorney Jonathan Silverstein on whether assembling five lots to enable the project constituted a self-created hardship under Massachusetts variance law. The zoning administrator also flagged that newly submitted plans require an additional variance for second-floor residential decks and that a formal board ruling is needed on whether commercial uses are permissible on the building's upper floors under the Brant Rock Village Overlay District.
